Scope and approach

What you get

Before demolition, we mark the likely routes of pipes and cables and cut around the outline with a disc, so the neighbouring tiles and walls do not crack. Old tiles laid on mortar are removed together with the mortar, so the new tiling sits on a sound base.

Load-bearing walls, columns and beams remain untouched until a structural engineer has given an opinion and the necessary permits have been obtained. The waste can be carried out and taken away under the same agreement.

Technical detail: vibration in a residential building

A heavy breaker transmits the impact through the slab and can crack tiles and plaster in the neighbours' homes. That is why, in residential buildings, the outline is cut with a disc and demolition is done with tools suited to the structure.

  • We remove wall tiles, floor tiles and porcelain tiles together with the old mortar, down to a sound base
  • We remove the screed down to the concrete slab when the floor is being rebuilt
  • We take hollow and cracked plaster back to the brick or concrete
  • We remove non-load-bearing partition walls of brick, aerated concrete or drywall
  • We cut channels for new plumbing and electrical routes without cutting into load-bearing panels
  • We cut around the outline with a disc, so the tiles, door frames and walls next to the area stay intact
When to call us

From the problem to the solution

The most common situations people call us about, and how we approach them.

Common problems

  • The plaster sounds hollow and crumbles, but it is unclear how much of it has to come off
  • The old tiles are laid on thick mortar, and an uneven base appears underneath
  • There are pipes and cables in the wall with no plan showing where they run
  • Rough work cracks tiles and plaster in neighbouring rooms or in the neighbours' homes
  • It is unclear whether the wall that is in the way is load-bearing

How we approach them

  • We tap the walls and remove only the hollow areas, or the whole surface if hollow areas predominate
  • We open a test spot to see how thick the mortar is and what base lies beneath it
  • We mark the likely routes before demolition and work by hand close to them
  • We cut around the outline and choose tools to suit the building, to limit vibration
  • If in doubt, we stop and ask for a structural engineer's opinion before we touch the wall

A good fit when

  • When you need only the demolition, and another team or you yourself will do the rest
  • When you are replacing the tiling in a bathroom or kitchen and the old tiles have to come off down to the base
  • When the floor is being redone and the old screed has to be removed
  • When you are combining rooms and a non-load-bearing partition wall has to be taken out

Process

How the work runs

We organise the work around the specifics of the city and the property, planning access, logistics and stages.

  1. We inspect the material, its thickness and the base, and check which walls are load-bearing

  2. We mark the limits of the demolition and the likely routes of pipes and cables

  3. We switch off the power, shut off the water and cover whatever stays with plastic sheeting and boards

  4. We cut around the outline and demolish with tools suited to the structure, bagging the waste as we go

  5. We check the base for hollow areas and leave it swept and ready for the next stage

Price

What affects the price

Demolition is priced after a site visit, mainly by the square metres of tiling, flooring or plaster and by the type of base.

If a second layer or reinforcement that could not be seen at the site visit turns up under the old tiling, the additional work is agreed with you.

See the price list
  • Terrazzo floors and reinforced screed take longer to break out than tiles on adhesive
  • The thickness of the screed or plaster determines the time and the amount of waste
  • Working around elements that stay requires cutting and more care
  • Channels for wiring and plumbing are priced by length and by the wall material
  • The floor level and the distance to the loading point affect carrying out
  • Waste removal is added if you do not arrange it yourself

Questions and answers

Demolition in Blagoevgrad: questions and answers

Initially we judge by its thickness, material and position, and in prefab panel and monolithic concrete buildings, also by the building's documentation. If in doubt, the wall is not demolished until a structural engineer has given an opinion.

Yes. We cut along the boundary with a disc so the tiles that stay do not crack, and check that the base beneath them is sound.

In the demolition area – yes. We switch off the relevant circuits and shut off the water, cap any exposed pipes and insulate the cables.

A bathroom of usual size is typically stripped out in 1–2 working days, including carrying out the waste. We give a more precise timeline after the site visit, because it depends on the base and on whether the screed is also removed.

It can be included or arranged separately, as you prefer. If you want demolition, cleaning and waste removal under one agreement, see our ‘Strip out, clean up, take away’ service.

Book a site visit and we will tell you what can be safely demolished and how much waste there will be.

You will receive a room-by-room list with the type of demolition and how the waste will be taken away.
