What an apartment renovation includes
An apartment renovation starts with proper preparation of the site. We remove everything that gets in the way of clean work and a realistic assessment of the condition of the home.
We then coordinate the plumbing and electrics, walls, ceilings, flooring, fitting and finishing work as one process. This way the different stages do not get in each other's way or lead to unnecessary corrections.
For the client, this means a clearer framework before work begins, better control during the renovation and a finished result that is both functional and durable in the long term.

We work on different types of homes
New builds
We take the home through to a fully finished interior, with a clear link between plumbing and electrics, materials and the final look.
Older buildings
We work on apartments with old plumbing and wiring and hidden defects, where preparation is decisive for the final result.
Partial renovation
Suitable when specific areas are being renovated, without compromising on organisation or the quality of the work.
Full renovation
For projects that call for a complete scope, one coordinated process and clear control over every stage.
Process
How we work
We work in an orderly sequence – predictably, with control over every stage and without chaos while the work is under way.
Site visit
We assess the condition of the home, the critical areas and the real scope before we commit to a framework.
Quote
We prepare a specific framework for the work, budget and timelines, rather than a rough price with no structure.
Execution
We work to a clear schedule, coordinating all activities from preparation to the final detail.
Quality control
We monitor quality as the work progresses and review the result in detail before handover.
Why choose us
Clear communication
From the start you know what the renovation includes, what comes next and where the important project decisions lie.
Control over the work
We monitor the key stages while the renovation is happening, not when it is already too late for corrections.
No chaos
We work with a realistic framework for scope, timeline and budget, so the project does not fall apart during the work.
Long-term result
We aim for an apartment that not only looks good at handover but also works well afterwards.
We do not work for everyone.
We work with clients who want a serious approach to their renovation, not simply the lowest price.
What we value
- quality
- deadlines met
- clear communication
If you are looking for the cheapest option, we are probably not the right choice.
A written warranty
Every completed project receives a warranty certificate. This is what it covers and for how long.
- 2 years on all work
- Construction, renovation and finishing work on the property.
- 6 years on plumbing, electrical and roofing work
- Internal plumbing installations, electrical installations, roofing work and roof waterproofing — the areas where a hidden defect shows up late and costs the most.
- Written certificate
- Issued for every completed project, it sets out what is covered and for how long.
The extended term applies to the installations themselves and to the roofing work. Installed ready-made products — taps, fittings, appliances — carry the manufacturer's warranty.

Short answers before you continue
Labour for a full apartment renovation is roughly €180–330 per m², depending on the condition of the home and the scope. Materials are priced separately, according to your choice. Prices task by task and a sample budget for a 60 m² two-room apartment are shown above, and the exact amount comes in a written quote after the free site visit.
A whole apartment usually takes 2–5 months, and the bathroom alone 2–4 weeks. The timeline depends on the scope, on whether the installations are replaced and on the drying time of screeds and plaster. The stage-by-stage schedule goes into the quote.
The prices per m² and per task are for labour. Construction materials are on a separate line in our quote. You choose and buy the tiles and sanitaryware, and for flooring and doors we agree in the quote who supplies them.
Yes. The scope, the price and the schedule go into a contract, and extra work is added only with your written consent, with a price. The property is handed over with a signed handover record.
The warranty is in writing: 24 months for all work and 72 months for new plumbing and electrical installations.
Yes. The calculator gives a guide from the floor area and the level of work, and with the estimate from photos you upload photos of the rooms and get a plan in three options with a price within a minute. The site visit afterwards is free.
All over Sofia – our gallery has projects in Druzhba, Ovcha Kupel, Buxton, Mladost and Bankya – and in the nearby towns and villages.
