Scope and approach

What you get

Prefab panel blocks and old brick buildings often have aluminium wiring without earthing, rusty steel pipes, cast-iron or asbestos-cement sewer pipes, and uneven walls and floors. That is why the site visit includes the electrical panel, the risers and the base surfaces, not just measuring the floor area.

Some defects only become visible after the strip-out. We document them with photos, explain what is needed and amend the plan and the quote in writing before we continue.

Technical detail: routes in prefab panel buildings

In prefab panel blocks, load-bearing walls and ceiling slabs are not chased for cables and pipes. The new routes run in the floor screed, along partition walls or above a suspended ceiling – this is planned from the quote stage.

  • New electrical wiring with copper cables, earthing, a panel and residual current protection
  • New water supply and sewer pipes in the home, with the water pipes pressure-tested
  • Removing hollow plaster and straightening the walls
  • New screed or self-levelling compound for flat floors at one common level
  • A bathroom with waterproofing across the whole floor and in the shower area, tested with water
  • Photos of the concealed wiring and pipework before it is closed into the walls and floor
When to call us

From the problem to the solution

The most common situations people call us about, and how we approach them.

Common problems

  • Aluminium wiring, fuses and sockets without earthing
  • Rusty water pipes and cast-iron or asbestos-cement sewer pipes
  • Hollow plaster, uneven walls and floors with large level differences
  • Hidden leaks, mould and old patch repairs that come to light after the strip-out
  • Old alterations without documentation that force changes to the plan

How we approach them

  • We replace the electrical wiring completely instead of patching individual sections
  • We replace the pipes in the home and coordinate the risers with the neighbours above and below
  • We measure how far the walls and floors are out of true and, based on that, choose plaster, lining or new screed
  • We monitor the strip-out and document what we find with photos before we continue
  • We propose a solution and a price for every change and continue after your written approval

A good fit when

  • When you are buying an old apartment and want to renovate it fully before moving in
  • When the wiring and plumbing are as old as the building and already causing problems
  • When the walls and floors are so uneven that a refresh will not help
  • When previous partial renovations have left a mix of old and new solutions

Process

How the work runs

We organise the work around the specifics of the city and the property, planning access, logistics and stages.

  1. Site visit checking the panel, the risers, the plaster and the floor levels

  2. A staged quote that lists the risks and the rules for additional work

  3. Strip-out to the base, inspection of what is uncovered, and a written amendment to the plan if needed

  4. New electrics and plumbing, testing, and straightening of walls and floors

  5. Bathroom, finishing work, second fix and handover together with photos of the routes

Price

What affects the price

The price is set after a site visit, because in an old apartment the condition of the base surfaces, wiring and plumbing counts for more than the floor area.

The final cost is confirmed after a site visit, and additional work is agreed in writing before it is carried out.

See the price list
  • Condition of the walls, floors and ceilings
  • How much of the electrics and plumbing is replaced
  • Remedial work – removing plaster, levelling, new screeds
  • Floor level, lift and removal of a larger volume of waste
  • Materials chosen for the bathroom and the finishing work
  • Additional work for hidden defects found after the strip-out

A written warranty

Every completed project receives a warranty certificate. This is what it covers and for how long.

2 years on all work
Construction, renovation and finishing work on the property.
6 years on plumbing, electrical and roofing work
Internal plumbing installations, electrical installations, roofing work and roof waterproofing — the areas where a hidden defect shows up late and costs the most.
Written certificate
Issued for every completed project, it sets out what is covered and for how long.

The extended term applies to the installations themselves and to the roofing work. Installed ready-made products — taps, fittings, appliances — carry the manufacturer's warranty.

Questions and answers

Full renovation of an old apartment in Blagoevgrad: questions and answers

If it has aluminium wires, no earthing and no residual current protection – yes. A major renovation is the right time, because the walls are being opened anyway.

We stop work on the affected area, show it to you in photos and propose a solution with a timeline and a price. We continue after your written approval.

Usually longer than renovating a new home of the same size, because there is demolition, new wiring and plumbing, and straightening of the base surfaces. The actual schedule is drawn up after the site visit and includes a buffer for hidden defects.

The internal plumbing and the electrical wiring carry a 6-year warranty, and the other construction and finishing work 2 years. Installed ready-made products carry the manufacturer's warranty, and you receive a written warranty certificate for the property.

If they are old steel or cast-iron risers, it makes sense to replace them before the bathroom. They are a common part of the building, so the replacement is agreed with the neighbours above and below and with the building's owners' association.

Book a site visit and we will check the apartment's wiring, plumbing and base surfaces before giving you a quote.

You will receive a written staged quote in which the risks and additional work are described in advance.

  • A site visit and technical clarification before we start
  • A written quote with a structured scope
  • A stage-by-stage work schedule
