Scope and approach

What you get

Many trades work in a small space – electrics, plumbing, plastering, tiling, flooring, doors. If they are not coordinated, the teams get in each other's way and wait on each other, so each job enters the schedule once the previous one is finished and checked.

The timeline depends mainly on the scope. A full renovation with new wiring and plumbing, bathroom and kitchen takes considerably longer than a refresh without new wiring and plumbing, and the exact stage-by-stage schedule is set out in the quote after the site visit.

Technical detail: decisions before the start

In 60 m², delays come mainly from decisions made during the work. The positions of the sockets, the kitchen and the sanitaryware must be clear before the first channel is cut in the wall.

  • A list of the dates by which you need to choose the tiles, sanitaryware, doors and kitchen
  • Removal, demolition and waste removal, with the common areas protected
  • New electrical and plumbing routes, tested before plastering and skim coating
  • A bathroom with waterproofing, tiles and sanitaryware, done as a separate stage
  • Walls and floors levelled before painting and flooring
  • Flooring, doors, second fix of the lighting and a final clean
When to call us

From the problem to the solution

The most common situations people call us about, and how we approach them.

Common problems

  • Many jobs in a small space, where the teams get in each other's way and wait on each other
  • Limited time because of a tenancy, a sale or moving in by a set date
  • Carrying materials and waste up and down the floors, often without a suitable lift
  • With only one bathroom, the home cannot be used while it is being renovated
  • A scope that grows during the work, without it being clear how this changes the timeline

How we approach them

  • We plan room by room, so the teams do not work on top of each other
  • We start from the end date and plan the stages and deliveries back from it
  • We coordinate deliveries and waste removal with the building's hours and rules
  • We do the bathroom on a tight schedule, checking the waterproofing before tiling
  • We record every change and its effect on the timeline before we carry it out

A good fit when

  • When you have bought a one-bedroom apartment and want to renovate it before moving in
  • When you are preparing a home for letting and timing matters
  • When the wiring and plumbing are old and you want to replace them together with the finishing work
  • When you want one contractor for the bathroom, kitchen and rooms instead of separate tradespeople

Process

How the work runs

We organise the work around the specifics of the city and the property, planning access, logistics and stages.

  1. Site visit to agree what is being replaced – wiring and plumbing, bathroom, kitchen, flooring, doors

  2. A written quote and a stage-by-stage schedule with the dates for choosing materials

  3. Strip-out, waste removal and first fix of electrics and plumbing

  4. Plastering and screeds, the bathroom with waterproofing and tiles, skim coating and painting

  5. Flooring, doors, second fix and handover with a walk-through of every room

Price

What affects the price

The price is set after a site visit, because two apartments of the same size can have a completely different scope.

The final cost is confirmed after a site visit, and any changes during the renovation are agreed in writing.

Construction, renovation and finishing work on the property.
6 years on plumbing, electrical and roofing work
Internal plumbing installations, electrical installations, roofing work and roof waterproofing — the areas where a hidden defect shows up late and costs the most.
Written certificate
Issued for every completed project, it sets out what is covered and for how long.

The extended term applies to the installations themselves and to the roofing work. Installed ready-made products — taps, fittings, appliances — carry the manufacturer's warranty.

Questions and answers

60 m² apartment renovation in Plovdiv: questions and answers

It depends on the renovation. A full renovation with new wiring and plumbing, bathroom and kitchen takes considerably longer than a refresh with skim coating, paint and new flooring. You receive the exact stage-by-stage schedule after the site visit, set out in the quote.

With a full renovation it is difficult, because the bathroom and kitchen are out of use for weeks and the dust and noise are constant. With a partial renovation, the work can go room by room, with the bathroom done on a tight schedule.

Before the start, the kitchen layout, the positions of sockets and lighting, and the sanitaryware and tiles for the bathroom must be decided. Doors and flooring can be chosen later, but in time for ordering.

If they are old, the time to do it is before the bathroom renovation – afterwards, the new tiles would have to be broken. Risers are a common part of the building, and replacing them is agreed with the neighbours above and below.

The quote sets out the work by stage and by room, which materials we supply and which you choose, the timeline and the stage payments.
