Scope and approach

What you get

Risers are a shared part of the building and replacing them affects everyone on that vertical line of flats, so the work is agreed with the building's owners' association and the neighbours. The site visit covers the pipe shaft in every affected flat, and the day and the hours without water are arranged in advance.

It is safer to replace the whole vertical line at once – otherwise the joints between the new pipe and the old one above and below you remain a weak point. When the shaft is next to a bedroom or living room, we offer sewer pipes with better sound insulation, because plastic lets through more noise than cast iron.

Technical detail: hot-water pipe expansion

Polypropylene pipe expands noticeably when heated, and over the height of a whole block this adds up to centimetres. That is why stabilised pipes and fixed points on every floor are used for hot water – otherwise the riser bends and puts strain on the branches.

  • Inspection of the vertical line – pipe material, the shafts on each floor and the valves in the basement
  • Removing the old pipes and cleaning out the shafts
  • New cold- and hot-water pipes and a new sewer riser, with branches to every flat
  • A shut-off valve on the branch to each flat
  • A pressure test of the water pipes and a water test of the sewer pipes before the shafts are closed
  • Access panels in the shaft cladding for future access
When to call us

From the problem to the solution

The most common situations people call us about, and how we approach them.

Common problems

  • Rusty or cloudy water and low pressure because of old steel pipes
  • Leaks and damp patches around the shaft that come back after every repair clamp
  • Frequent blockages and smells from an old cast-iron sewer riser
  • Some neighbours are not ready or do not give access to their shaft
  • The shaft has been closed up behind tiles and there is no access to the pipes

How we approach them

  • We replace the steel pipes along the whole vertical line, because the rust and deposits run along their entire length
  • Instead of yet another clamp, we replace the damaged section together with the transitions to it
  • We replace the sewer riser and check the connection on every floor
  • We provide a written quote you can present to the neighbours and the general meeting
  • We open the shaft carefully and, after the replacement, close it with an access panel

A good fit when

  • When there are leaks, rust in the water or low pressure in your section of the building
  • When you are renovating a bathroom or kitchen and the shaft will be re-clad
  • When the building's owners' association has decided to replace the risers along one vertical line or across the whole block
  • When the horizontal main in the basement is being repaired and it makes sense to replace the risers at the same time

Process

How the work runs

We organise the work around the specifics of the city and the property, planning access, logistics and stages.

  1. Inspection of the vertical line and the shafts in all affected flats

  2. Agreement with the building's owners' association and the neighbours – date, hours without water and access

  3. Turning off the water to the vertical line and removing the old pipes

  4. Installing the new pipes, branches and valves for each flat

  5. Pressure test, turning the water back on and closing the shafts with access panels

Price

What affects the price

The price is calculated for the specific vertical line after inspecting all affected shafts.

If hidden damage is found when the shaft is opened, we describe it and agree it with you before going ahead.

See the price list
  • The number of floors and the length of the vertical line
  • How many risers are replaced – cold and hot water, circulation, sewer
  • The material of the old pipes – with asbestos-cement (Eternit) pipes, removal requires special measures
  • Access to the shafts and whether they are closed up behind tiles
  • The number of branches and valves to the flats
  • Closing the shafts – access panels or reinstating the cladding

Questions and answers

Riser replacement in Burgas: questions and answers

The water is usually turned off only for the affected vertical line, and the hours are arranged with the neighbours in advance. The replacement itself usually takes from one to several days, depending on the number of floors and access.

You can, but the old pipes above and below you remain, and the joints with them are a weak point. If the neighbours are not ready, we leave the transitions accessible so the rest can be replaced later without breaking anything open in your flat.

The cladding in front of the shaft is opened for access. After the replacement, the shaft is closed with an access panel and the cladding around it is reinstated as agreed.

Eternit pipes contain asbestos, and removing them requires special safety and waste-handling measures – they are not broken out like ordinary pipes. We confirm this at the site visit and list it separately in the quote.
