What a new-build apartment renovation includes
New apartments are most often handed over with skim-coated walls and a screeded floor: the plumbing and wiring outlets are in place, the walls are plastered and the floor is screeded. From there to a home you can live in, the walls and ceilings, the flooring, the bathroom and toilet, the doors and the final fitting remain.
We take on the whole scope under one contract – from the extra electrical points and plumbing outlets to cleaning and handing over the property. We work in stages, in the order in which each stage covers the previous one, so a mistake does not stay hidden under the next layer.
Our prices are for labour, from our price list. Construction materials are on a separate line in the quote, you choose and buy the tiles and sanitaryware, and for laminate, parquet and doors we agree in the quote who supplies them.
Why RemontS
- One contract from skim coat to turnkey
- Labour prices from our public price list
- Waterproofing tested with water
- Handover with a signed record
What we do, depending on how finished the home is
Bare brick
Bare walls and concrete: the finishing adds plaster, screed and the plumbing and electrical installation – the scope is like a major renovation, but without the strip-out.
Skim coat and screed
The most common option: the outlets are in place, the walls are plastered and the floor is screeded. We do the skim coat and paint, floors, bathroom, doors and final fitting.
Turnkey from the developer
The walls, floors and bathroom are finished. If you want different tiles, different flooring or new points, we only make the changes – after the handover record with the seller.
What to check when you take over from the developer
The level of finish is written in your contract with the seller – check there exactly what you are getting: plaster, skim coat, screed, plumbing and wiring outlets. Inspect the home carefully before you sign the handover record with the developer.
Remarks written down at the handover are put right by the developer. Once the renovation has started it is hard to prove what was a defect of the building, so the inspection and the record come before the first day of the renovation.
- Walls and ceilings – cracks, visible unevenness, damp patches
- Screed – levels and unevenness, especially in wide rooms
- Windows – opening, seals, damage to the frames and the glass
- Plumbing and electrical outlets – whether they are where the design says and whether they work
- Terraces – slope towards the drainage and waterproofing
The order of the work, and where time and money get lost
The most expensive mistakes in a new home are decisions made after the work has started: a socket moved after the skim coat, a line for an air conditioner after the painting, a kitchen ordered without exact measurements. That is why the layout of the kitchen, the bathroom and the lighting is settled before the first stage.
The second common cause of delay is materials with long delivery times – tiles, doors, the kitchen. Order them in good time so the work does not stand still. More on the order of the work in the article New-build home renovation: from skim coat and screed to turnkey.
What is not included in the labour prices
Our labour prices are for the work itself. So there are no surprises in the quote, this is what is priced separately:
- Construction materials – skim coat, paint, adhesives, waterproofing, screed – are on a separate line in our quote
- You choose and buy the tiles and sanitaryware
- For laminate, parquet and interior doors we agree in the quote who supplies them
- The kitchen and fitted furniture are not included
- Changes to the layout – new walls, moved outlets – have their own price in the quote
An apartment in a new building: from bare walls to turnkey
An apartment in a new building, photographed from the bare walls to the final finishing work: a bathroom with dark grey tiles, a niche in the shower area and a concealed cistern, a hallway and kitchen with terrazzo-effect flooring, and bedrooms with a wood-effect floor and built-in wardrobes.
All the photos of the project, including before the renovation and during the tiling, are on the page New-build apartment renovation.
Process
The order of a new-build renovation
We work in an orderly sequence – predictably, with control over every stage and without chaos while the work is under way.
Site visit and plan
We inspect the home and agree the layout of the kitchen, the furniture and the lighting, and what changes compared with the design.
Extra electrics and plumbing
New points, lines for appliances and moved outlets – before the skim coat, so nothing has to be broken open later.
Bathroom and toilet
The waterproofing is tested with water before any tiles go on; new pipes are pressure-tested before the wall is closed.
Walls and ceilings
Skim coat, sanding, primer and paint.
Floors
Unevenness in the screed is corrected with self-levelling screed, then come laminate, parquet or tiles.
A written warranty
Every completed project receives a warranty certificate. This is what it covers and for how long.
- 2 years on all work
- Construction, renovation and finishing work on the property.
- 6 years on plumbing, electrical and roofing work
- Internal plumbing installations, electrical installations, roofing work and roof waterproofing — the areas where a hidden defect shows up late and costs the most.
- Written certificate
- Issued for every completed project, it sets out what is covered and for how long.
The extended term applies to the installations themselves and to the roofing work. Installed ready-made products — taps, fittings, appliances — carry the manufacturer's warranty.

Questions about renovating a new-build home
Once you have taken the home over from the developer and signed the handover record with the remarks. The site visit and the quote can come earlier – so the schedule is ready when you get the keys.
It depends on the level of finish and the scope. On our price list, labour for walls with skim coat and paint is €27.92 per m², laminate is €6.98 per m², bathroom tiling is €64.42 per m², and fitting an interior door is €130.00 each. The exact amount comes in a written quote after the free site visit.
The prices task by task are for labour. Construction materials – skim coat, paint, adhesives, waterproofing, screed – are on a separate line in our quote. For laminate, parquet and doors we agree who supplies them.
It depends on the floor area and the scope – from painting and flooring to complete finishing with a bathroom and kitchen – and on the drying times, which cannot be cut short. The stage-by-stage schedule is in the written quote you receive after the site visit.
You choose and buy them. It helps to have them chosen before the start, because the water outlets in the bathroom and toilet are placed according to them.
Yes – with new plasterboard partitions, moved electrical points and plumbing outlets. The changes are decided before the start and have their own price in the quote. Load-bearing walls are not touched without a structural engineer's opinion.
In four instalments, as set out in the contract: on signing, during the work, at an advanced stage, and after completion and handover. Extra work only starts with your written consent and a price.
Yes. For contracts signed by 31 December 2026 you get 10% off the whole quote – labour and materials. It also applies to quotes we have already sent that have not been signed yet.
