How much does an apartment renovation in Sofia cost – and what drives the price?

If you are planning to renovate an apartment in Sofia, the first question is almost always ‘How much will it cost?’ The honest answer is that there is no single figure – two apartments of the same size in Sofia can differ considerably in price, because their starting condition and the scope of the work are different. What can be said in advance is which factors shape the price. The exact figure comes after an on-site visit and a written quote.

The condition and type of building

In Sofia there are three typical cases, each with a different starting point. An apartment in a prefab panel block in districts such as Mladost, Lyulin or Druzhba usually has worn-out wiring and plumbing, floors that need levelling and old windows that need replacing. A brick building in the centre comes with its own quirks – high ceilings, old electrical and plumbing runs, and sometimes restrictions linked to the building’s status. An apartment in a new build – in Manastirski Livadi or Krastova Vada, for example – is often in shell condition, with new communal services, which shifts the focus to the finishing work. The scope of the renovation

‘Full renovation’ is an elastic phrase. For one project it means new paint, tiles and flooring; for another, a complete strip-out down to the concrete, new wiring and plumbing, and a new layout with drywall. The bigger the scope, the higher the price – which is why the quote needs to describe the specific work, not just give a total.

Plumbing and electrics

In older Sofia buildings, replacing the risers, water supply, drainage and electrical wiring is often among the biggest cost items. This work is ‘hidden’ in the walls and floors, only becomes clearly visible after strip-out and is expensive to correct later. This is exactly where the quality of the renovation is decided for decades to come – so it is no place for compromise.

Materials

The same apartment can have very different budgets depending on the choice of tiles, porcelain stoneware, parquet, sanitaryware, windows and lighting. Basic and premium options can differ several-fold in price. That is why a good quote always separates ‘labour’ from ‘materials’ – so that you can make informed trade-offs where they make sense, without sacrificing the wiring, plumbing and structural work.

Sofia specifics: access, logistics and the owners’ association

In the central areas, parking, material deliveries and waste removal are a real factor – sometimes with access restrictions and tight time windows. Buildings with an owners’ association have rules on working hours, noise and the use of the common areas and the lift. Why ‘price per square metre’ is misleading

The ‘so much per m²’ figures you find online assume some average case that may bear no resemblance to your apartment. An old panel-block apartment with a complete replacement of the wiring and plumbing and a new property in shell condition cannot share the same rate. A realistic price requires seeing the actual property – its condition, the scope and the technical risks.
