Scope and approach

What you get

The insulation works as a system: adhesive, boards, anchors, mesh-reinforced base coat, profiles and render must be compatible and applied in the right order. The plinth is insulated with boards that do not absorb water, and the insulation is returned into the window reveals.

Before starting, we check the substrate – its strength, flatness and any damp in the walls. If the wall is damp from the ground, the damp is dealt with first; otherwise it stays trapped behind the insulation.

Technical detail: the corners of openings

Stresses in the render concentrate at the corners of windows and doors, and that is where diagonal cracks start. An extra strip of mesh laid diagonally at the corner of each opening absorbs them, and it is the detail that is often missed.

  • Bonding the boards with a perimeter bead and dabs, and anchoring them to suit the substrate
  • A plinth with insulation that does not absorb water and a durable render
  • Insulating the window and door reveals
  • New external window sills that match the thickness of the insulation

  • We check whether the old render is holding before bonding onto it, and remove it if necessary

House insulation in Sofia: questions and answers

Polystyrene is the usual choice for houses, and graphite polystyrene insulates better at the same thickness. Stone wool is non-combustible and lets vapour through better – it is chosen when the wall needs to “breathe” or fire safety is a priority.

The thickness is chosen based on the type of wall, the energy-efficiency requirements and the space in the reveals around the windows. We confirm it at the site visit, also taking into account the width of the new sills.

Adhesives and renders are applied at temperatures above 5°C and in dry weather, so façade work is planned from spring to autumn.

Yes – the plinth is a thermal bridge and takes splashes and moisture from the ground. It is insulated with boards that do not absorb water and covered with a durable render.

For façade insulation work, the warranty is 2 years, with a written certificate.
