Metal cools quickly at night and condensation forms on its underside. Without a ventilated gap and a vapour-permeable membrane, the drops reach the timber and insulation and look like a leak.

Sheeting laid on battens without insulation can be heard clearly. With boarding under the roof covering and thermal insulation in the attic room, the noise is considerably lower.
Metal roof tiles are more affordable and look like a classic roof. Standing seam has no visible screws and also suits lower-pitched roofs, but it is slower and more expensive to install.
Usually yes, if the timber is sound – a metal covering is much lighter than roof tiles. During the roof inspection, we check the rafters and battens and replace any that are affected.
Polymer-coated sheeting is protected as long as the coating is intact. Rust starts at cut edges, scratches and metal filings left on the roof, so we treat and clean these during installation.
For roofing work, the warranty is 6 years, with a written certificate.
