Scope and approach

What you get

We start with an inspection from the roof space and check the timber along its full length, especially where the rafters sit on the wall plate and around the chimneys – that is where timber rots first. Before anything is dismantled, the affected part is temporarily propped.

New and retained elements are treated against rot and woodworm, and the roof is closed up with membrane, battens and covering. When the load-bearing layout changes, we work to a structural engineer's design, with approval where needed.

Technical detail: rafter thrust

Rafters push not only downwards but also sideways against the walls. If the collar ties or tie beams are removed during a conversion, the roof pushes the walls outwards and cracks appear below the eaves.

  • Probing the timber with an awl for rot beneath a sound-looking surface
  • Temporary propping of the structure before damaged elements are removed
  • Replacing rafters or reinforcing them with an extra rafter alongside the old one
  • Splicing or replacing rotten wall plates and straightening a sagging ridge
  • Treating new and retained timber against rot and woodworm
  • New boarding, underlay membrane and battens over the repaired area
When to call us

From the problem to the solution

The most common situations people call us about, and how we approach them.

Common problems

  • Rotten rafter ends and wall plates after years of leaks at the eaves
  • A sagging ridge or a wavy roof line
  • Cracks in the walls below the eaves caused by the thrust of the rafters
  • Woodworm and crumbling timber in the roof space
  • Struts or collar ties removed during a loft conversion

How we approach them

  • We replace the rotten sections and remove the cause of the leak
  • We straighten the ridge with temporary props and strengthen the load-bearing elements
  • We put back removed collar ties and tie beams, which take the outward thrust on the walls
  • With woodworm, we replace badly affected elements and treat the rest of the timber against pests
  • When the layout changes, we work to a structural engineer's design

A good fit when

  • When replacing the covering reveals that the timber beneath is rotten
  • When the roof has leaked for a long time and you want the timber checked before the covering is replaced
  • When you are switching to a heavier covering and the structure needs strengthening based on an engineer's assessment
  • When you are converting the loft into an attic room and the load-bearing layout is changed to a structural engineer's design

Process

How the work runs

We organise the work around the specifics of the city and the property, planning access, logistics and stages.

  1. Inspection of the structure from inside and outside and assessment of the affected elements

  2. Deciding which elements are replaced and which are reinforced, with an engineer where needed

  3. Removing the covering over the area and temporary propping

  4. Replacing and reinforcing the elements and treating the timber

  5. Closing up with membrane, battens, covering and flashings, then a final review

Price

What affects the price

The price depends on the number and type of affected elements and on whether they are fully replaced or reinforced in place.

The final price is confirmed after a roof inspection, and the cost of any hidden damage once the affected area has been opened up.

See the price list
  • Number and cross-section of the elements to be replaced or reinforced
  • Area of covering that has to be removed and refitted
  • Temporary propping and the need for scaffolding
  • Treatment against rot and woodworm
  • Need for an engineering assessment or design
  • New boarding, membrane and replacement of broken roof tiles

Questions and answers

Structural roof repair in Sofia: questions and answers

Yes, if the damage is local. The covering over the affected area is removed, the elements are replaced or reinforced, and the roof is closed up again.

By the colour, the soft texture and with an awl – rotten timber gives way, sound timber does not. We pay particular attention to the rafter ends above the walls and the timber around the chimneys.

Usually not when damaged elements are replaced with the same cross-section. When the layout, pitch or load changes – for example a heavier covering or removed props – the decision is for a structural engineer.

Badly affected elements are replaced, and the rest of the timber is cleaned and treated with a product against wood-boring pests.

Yes, if they are sound – they are removed carefully, stacked and put back after the repair, and broken ones are replaced with matching tiles.

Book a roof inspection for a structural roof repair.

We will check the timber from inside and tell you which elements need replacing and which can be kept.
