Scope and approach

What you get

First we establish where the water comes from – the soil, the roof or the slope of the ground. We check the groundwater, the permeability of the soil and the distance to the foundations and neighbouring properties. The route, the depth and the discharge point are set out in a layout plan or design.

Drainage does not replace waterproofing of the foundations, so with the trench open we check that as well. The discharge is made in line with the requirements, with approval where needed.

Technical detail: roof water

Downpipes are not connected to the drainage – roof water is led away in a separate solid pipe. Otherwise, in heavy rain the drainage is overloaded and sends water back towards the foundations.

  • We dig along the route beside the foundations or across the yard, with a continuous fall towards the discharge point
  • We lay perforated drainage pipe in gravel wrapped in geotextile to prevent silting
  • We fit inspection chambers at bends and at the end, through which the drainage is checked and flushed
  • We run water through the chambers before backfilling to check the flow
  • With the trench open, we clean the foundations and, if needed, apply waterproofing with a protective layer
  • We backfill the trench and reinstate the paving as agreed
When to call us

From the problem to the solution

The most common situations people call us about, and how we approach them.

Common problems

  • Basement or ground-floor walls get wet after rain or snowmelt
  • Water stands in the yard, and the ground around the house stays wet for days
  • Old drainage without chambers has silted up and no longer carries water away
  • Downpipes discharge water right next to the foundations
  • The ground around the house slopes towards the building

How we approach them

  • First we determine whether the water is groundwater, surface water or from the roof
  • With standing water in the yard, we first check where it can be discharged, then propose the route
  • We check whether the old drainage can be flushed, and if not, we replace it with new
  • We lead roof water away in separate solid pipes
  • We shape the ground around the house to slope outwards, so water does not run towards the foundations

A good fit when

  • When you are renovating the basement and want to deal with the water around the foundations first
  • When new paving is planned around the house and the drainage has to go in before it
  • When the foundations are being waterproofed and the trench is open anyway
  • When you are building on a plot with clay soil or a high water table

Process

How the work runs

We organise the work around the specifics of the city and the property, planning access, logistics and stages.

  1. We inspect the building and the yard and establish where the water comes from

  2. We check the levels, the soil and the discharge point, and set the route, depth and fall

  3. We dig along the route and, if needed, deal with the foundation waterproofing

  4. We lay geotextile, gravel and perforated pipe to a fall, and fit the chambers and the connection to the discharge point

  5. We run water through the chambers to check the flow, then backfill and shape the ground

Price

What affects the price

The price is calculated from the length and depth of the route, after a site visit and once it is confirmed where the water will be discharged.

If the excavation shows that the water or the soil differ from what was expected, the solution is agreed with you again.

See the price list
  • The length of the route and the depth to foundation level determine the volume of excavation
  • Clay soil and groundwater make digging and laying harder
  • Hand digging alongside the building is slower than digging with a mini excavator
  • The number of inspection chambers and the distance to the discharge point increase the materials
  • Foundation waterproofing is added if it is done while the trench is open
  • Lifting and reinstating paths and paving alongside the building increase the scope

A written warranty

Every completed project receives a warranty certificate. This is what it covers and for how long.

2 years on all work
Construction, renovation and finishing work on the property.
6 years on plumbing, electrical and roofing work
Internal plumbing installations, electrical installations, roofing work and roof waterproofing — the areas where a hidden defect shows up late and costs the most.
Written certificate
Issued for every completed project, it sets out what is covered and for how long.

The extended term applies to the installations themselves and to the roofing work. Installed ready-made products — taps, fittings, appliances — carry the manufacturer's warranty.

Questions and answers

Drainage in Sofia: questions and answers

If the basement walls get wet after rain or water stands in the yard, drainage is often part of the solution. At the site visit we check whether the water comes from the soil, the roof or the slope of the ground.

To a discharge point – a storm drain, a ditch, a soakaway or a lower part of the property, depending on the ground and where this is permitted. We do not direct it into the septic tank or towards the neighbours.

No. Drainage lowers the water around the foundations, while waterproofing protects the walls below ground – the two work together.

Through the inspection chambers – they show whether the water is flowing, and the line is flushed through them when needed. That is why we fit chambers at the bends and at the end of the route.

Yes. The paving along the wall is lifted for the excavation and reinstated afterwards, and this is described in the quote.

Book a site visit and we will check where the water comes from before proposing drainage.

The quote will show the route, the depth, the chambers and the discharge point.
